Last week we watched the bond market. This week the housing market felt it.
The 30-year mortgage hit 7.40% in Freddie Mac’s survey, the highest since November 2023 and the seventh straight weekly rise. A year ago it was 6.30%.
Buyers pulled back fast. Redfin says pending sales fell 4% in September to the lowest level since 2014, excluding the 2020 shutdown. Contracts dropped in all 50 of the largest metros. A record 14.5% of deals fell through. Supply is at its highest since March 2020, and about one in five sellers cut price.
It’s a buyer’s market, but only for buyers who can close.
What we’re watching:
Wednesday’s CPI. A hot print keeps mortgage rates pinned above 7% into year-end.
Thursday’s Freddie Mac survey. A pullback would be the first break since August.
The 5-year Treasury, near 5%. DSCR loans typically price off it.
Price cuts and failed contracts are where motivated sellers show up. When one in seven deals falls apart, the buyer with financing already lined up gets the call.
You can’t underwrite the bond market. You can underwrite the property.
