Two weeks ago the bond market barely blinked. Now it has.
Last Wednesday the 10-year Treasury broke 5% in its biggest one-day jump in 18 months, landing at its highest level since July 2007. It sits at 5.24% today. Earlier this month it was under 4.8%.
Three things did it. Oil climbed back over $100. The economy ran hot. And buyers went light at a 5-year Treasury auction.
The Fed clock moved up with it. We said December. Markets now put 70% odds on October.
Mortgages are following. Freddie Mac's 30-year hit 6.95% on September 17, before the 10-year even cleared 5%.
You can't underwrite the bond market. You can underwrite the property.
