What the data also shows is a wide performance spread, an unusual operator dynamic, and one supply signal worth understanding before you commit to anything.
I analyzed the full AirROI dataset for zip 77550, the Strand, the Seawall, the historic downtown core. Here is what stood out.
The spread is wider than most people underwrite for.
Median annual revenue sits around $18,000 to $24,000. Top quartile is clearing $35,000 to $45,000. Top 10% is running $50,000 to $136,000. What separates those groups is knowable before you buy — location within the zip, bedroom count, and amenity stack.

Owner-operators are outperforming professional managers.
Property managers are pricing higher, $239 ADR versus $227, but filling seven fewer occupancy points. That gap costs more than the rate premium recovers. Superhosts are earning 62% more annually than regular hosts at the same occupancy levels.
This market rewards people who are paying attention.

The amenity gap is the most actionable finding in the data.
Game room amenities sit under 3% market penetration with the highest revenue correlation in the dataset. A ping pong table alone correlates with $52,805 in additional annual revenue. At 1.8% penetration, almost nobody has figured this out yet.
The guest profile is not complicated. Houston families driving 50 miles for a long weekend want a full experience property, not just a place to sleep near the beach.

One flag before you move on anything here.
