Insurance for Real Estate in Extreme Weather Markets Still a Major Issue

What is happening:

  • Florida is experiencing a home insurance crisis driven by excess litigation and a surge in extreme weather events like hurricanes, floods, and tornadoes.

  • Florida currently pay the highest home insurance premiums in the U.S., averaging over $4,200 per year compared to the national average of $1,700.

  • Major insurance providers have exited the state, leaving residents with limited options for home insurance. We have received non-rewewals on multiple FL properties and huge spikes in our condo HOA to cover insurance premium increases.

Why does it matter for STR/LTR investors:

  • Real estate investors are concerned that escalating insurance premiums, resulting from increased risks and construction costs, may hinder homebuyers' ability to secure mortgages in disaster-prone areas.

  • Higher insurance costs could impact property values and make real estate investments less attractive, especially in regions vulnerable to extreme weather events.

What does the future hold:

  • Insurance premiums in Florida are expected to continue rising as the risk of extreme weather events grows.

  • The increasing costs of construction (affecting the expenses of rebuilding after disasters) contribute to the ongoing rise in insurance premiums.

  • Real estate investors foresee challenges in obtaining mortgages in hurricane and wildfire-prone areas if the insurance cost escalation persists, making this a significant issue in residential real estate for the next decade.

  • Best Practice: Make sure you have a 10-15 day inspection period written into any purchase contract to give you time to find acceptable insurance.
