16% Mortgage Rates? Rick Santelli - Credible Bond Expert Thinks it’s Possible

🔦 As of yesterday rates were pushing 8% and a move to “rates in the 8’s is very likely”. The upward rate trend continues, now at 23 year highs.

Mortgage Rates Not Seent Since 2000

📈 CNBC’s Rick Santelli joined “Fast Money” this week sending shock waves about how rising bond yield risks could send rates as high as 16%!

💡 Why does it matter: Rising rates (high rates) will have adverse impact on the demand within the housing market, and detrimental effect on the cash flow of investment property. Consequently, leading to declining ROI, cap rates, cashflow, property values, and equity.

🔮 What happens next: At current or higher mortgage rate levels, buyer demand will decrease and availability of housing inventory remain limited. At some point, the Fed will break the housing market deflating debt/housing bubble and we will see a rush of new inventory for sale. Cracks are surfacing in many markets.

  • Sellers will likely be pressured to lower their prices and face growing supply (competition). 

  • Billions of home equity (paper wealth) could be destroyed as prices lower to meet the demand. Prepare for stronger headwinds.

  • There is a high probability we will see an increase in short-sales, seller carry (wrap around mortgages), and "subject-to" sales to offer creative solutions to exit high leverage assets.

  • Real estate investment tips 1) always buy right, money is made when you buy 2) analyze projections conservatively, prepare for lower ADR and occupancy, and finally, 3) don’t over leverage and hold plenty of reserves.
