Last week we said the 10-year hit its highest level since 2007. It kept going: 5.34% midweek, the highest since 2002.
Then the bond market got the soft data it wanted. September added just 29,000 jobs, about a third of forecasts. The 10-year dipped to 5.16%, then sold right back off. Monday it set a new 52-week high near 5.31%.
The Fed clock flipped back. October hike odds fell from 70% to under 20%. December is the base case again.
Yields aren't waiting on the Fed. Deficits and heavy Treasury supply are doing the work.
The number that matters for STR buyers: DSCR loans typically price off the 5-year Treasury. It jumped 59 basis points in September to over 5%. That's the number to follow for your quote.
You can't underwrite the bond market. You can underwrite the property.
Host Financial underwrites on what the property actually earns: real STR income history or projections, not the market rents most DSCR lenders claim to use and don't.
